House Rules

Effective May 23, 2026

The estate is a private home in a quiet, residential beachfront neighborhood. These House Rules protect the Property, our neighbors, and the experience of every guest who stays here. By booking, you agree to these rules and confirm that every member of your party will follow them.

Arrival, Departure, and Quiet Hours

  • Check-in: 3:00 PM HST. Check-out: 11:00 AM HST.
  • Quiet hours: 8:00 PM to 8:00 AM. Please keep outdoor music and conversation low after 8:00 PM.
  • Self check-in: A smart lock and arrival instructions are provided in advance.

Occupancy and Visitors

  • The number of overnight guests may not exceed the occupancy stated in your booking confirmation.
  • Day visitors are welcome in reasonable numbers and must observe these rules.
  • No parties, large gatherings, weddings, or events without prior written consent.

Smoking, Vaping, and Drugs

  • The Property is strictly smoke-free and vape-free, both indoors and outdoors.
  • Illegal drug use is not permitted anywhere on the Property.
  • Violations result in a minimum $500 cleaning and remediation fee and may result in termination of the stay without refund.

Pets

Pets are not permitted at the Property, except for service animals as required by law. Please tell us in advance if a service animal will be joining your stay.

Noise and Neighbors

  • Sound carries on the beach. Please keep voices, music, and gatherings respectful of nearby homes.
  • Outdoor amplified music is not permitted at any hour.
  • The community of La'au Paina Place is small and tight-knit; we ask guests to be considerate neighbors.

The Beach and the Ocean

  • The beach is part of the public shoreline. Other residents and community members also use it; please treat it as a shared space.
  • There are no lifeguards on the beach. Surf, currents, marine life, and coral are present. Children must be supervised at all times near the water.
  • Jet skis, surfboards, and other watercraft are used at your own risk. Please follow all state laws.

Care of the Home

  • Please remove sandy shoes and rinse feet at the outdoor shower before entering.
  • Do not move furniture between rooms or outside the home.
  • Report any damage or maintenance issue promptly so we can resolve it during your stay.
  • Place trash and recycling in the bins provided; bring bins to the curb on the night before pickup if your stay spans collection day (instructions provided on arrival).

Parking

  • The main house includes a 2-car garage plus driveway parking.
  • Please do not block neighbors’ driveways or park on the road shoulder beyond what is needed.

Cooking and Open Flame

  • Open-flame cooking is allowed only at provided BBQ areas. Do not leave a grill unattended.
  • Candles and incense are not permitted indoors.
  • Beach bonfires require local permits and are not permitted on the Property.

Lost Items, Damages, and Charges

  • We’ll do our best to return lost items at your expense, but we cannot guarantee recovery.
  • Damage beyond ordinary wear and tear may be charged to the security deposit or to the card on file, at replacement cost.

These House Rules are incorporated into the Rental Agreement. We update them from time to time; the version effective at the date of your booking governs your stay.
